The ground in Tacoma
The city climbs from the waterfront in steps, so a lot of residential work sits on a slope even where the street looks level.
Down on the tideflats the ground is flat industrial fill — easy access and room to work, but soft, with water close to the surface.
Much of the housing stock is old, which means teardowns, foundation removal and the kind of buried surprises that come with a century of previous work on the same lot.
